Are you thinking of selling your home? Here are some home selling tips – sewer line inspection? Yes! Especially if the house is 5 or more years old…This 1 thing could save you thousands of dollars and millions of headaches.
Hey there! It’s me …your neighborhood real estate expert here to talk about a topic that might not seem glamorous, but can save you big bucks …. sewer line inspections. And yeah… we’re talking about poop.
ESPECIALLY the Tree Section in Manhattan Beach! And speaking of Manhattan Beach Real Estate… it’s expensive! If you live in any of the Beach Cities in the South Bay Los Angeles… or any nearby cities… you DEFINITELY want to do this! Especially in Hermosa Beach, Redondo Beach and Manhattan Beach.
Getting back to the Tree Section in Manhattan Beach…I know you’re probably curious if the Tree Section in Manhattan Beach is called that because of all of the trees that are there… well….
NO! It’s because all the streets are names of Trees!… Well… except for John. 🤔
If you’re a home seller, you might be thinking,
“Why should I bother with a sewer line inspection? I just want to sell this place and move on with my life!”
But hold onto your surfboard, dear seller.
If you skip the sewer line inspection and a buyer discovers issues during their inspection period,
they’re going to want some serious concessions. And I’m not talking about the kind you get at the Manhattan Beach HomeTown Fair.
Let’s say the sewer line needs to be replaced, which can easily cost $20,000 -$50,157 ……or more.
If the buyer knows this, they’re going to ask for way more than the actual cost in either a drop in the purchase price or a seller concession… or BOTH! And who can blame them?
Nobody wants to deal with sewer issues when they’re settling into their new dream home.
But wait, there’s more! If you’re a buyer, you can save tens of thousands of dollars by
inspecting the sewer line during your inspection period. If issues are found, you can negotiate with the seller to either have them fix it or get a credit for the cost of repairs.
Or if it’s too big for you, you can cancel and find something else.
I mean…who wants to deal with that crap? (pun intended)]
And if you’re a proactive seller, you can actually save money by doing a pre-inspection of the sewer lines before listing your home for sale. If issues are found and you get them fixed before putting the house on the market, you’ll be able to ask for a higher price and avoid less nasty surprises during the sale.
IF you’re working with me and you’re MY Seller. We’re going to pre-inspect EVERYTHING prior to listing the house for sale.
And if there’s any Big items… like a sewer line that needs replacing or something that’s a big deal killer to home buyers, you’re going to take care of those items first and disclose to the buyer that you did all these things.
Which keeps you in a stronger position when it comes to the………………
Second Negotiation.
And your buyer will be less likely to bail out of the transaction because of too many items need repair or replacing.
By the way… If your house is in original or poor condition and you don’t have the cash or time available to do these things…we market those properties differently, so don’t sweat it …

So there you have it, Sewer line inspections may not be the most exciting topic, but they can make a big difference when it comes to buying or selling a home here in the South Bay.
And who knows, you might even find a few interesting things lurking in your pipes.
